How we ranked lawn care Topeka companies
- Treatment programs, not just mowing. We favored companies that publish a fertilization and weed control program, such as pre-emergent crabgrass control in spring, broadleaf weed control and fall feeding, over mow-only crews.
- Aeration and overseeding. Tall fescue, the most common turfgrass in Kansas according to K-State, and Kentucky bluegrass are cool-season grasses that K-State says to plant in September, so fall core aeration with overseeding matters. Companies that offer both ranked higher.
- Kansas pesticide licensing. Anyone applying herbicides or insecticides to your lawn for hire needs a Kansas Department of Agriculture pesticide business license. We gave credit to companies that state they’re licensed and insured.
- Guarantees and return visits. A written promise to come back between treatments when weeds return, at no extra cost, is a real differentiator.
- Local presence. Every company here publishes a Topeka address or a defined Topeka service area. Local independents ranked ahead of national chains when quality looked comparable.
- Clear scope. We favored sites that explain what a visit includes, such as mowing, edging, trimming, blowing off pavement and treatment rounds, over vague “full service” claims.

How to choose lawn care in Topeka
Know your grass first
K-State notes that Kansas sits in the transition zone, where both warm-season and cool-season grasses grow. K-State Research and Extension’s Turfgrass Selection guide (MF2032) calls tall fescue the most commonly used and widely adapted turfgrass in Kansas, and the most heat- and drought-resistant cool-season grass.
K-State notes that tall fescue is a bunchgrass. It needs to stay dense so it doesn’t turn thin and clumpy, and brown patch is a major disease problem for it. Kentucky bluegrass is best adapted to northeast Kansas, but only in well-drained loam. It struggles in clay or compacted soil and tends to build thatch.
Good lawn care Topeka programs start with the grass type. Ask any company you’re considering which grass it thinks you have, and how its program changes for it.
Time aeration and seeding for fall
K-State lists September as the planting time for cool-season grasses. That makes early fall the main window for core aeration and overseeding in Topeka. If you’re reseeding, K-State extension staff recommend a regional blend of turf-type tall fescue cultivars over the older K-31 pasture type, and checking the seed label for low crop and weed seed percentages.
Ask what each treatment round includes
A good program spells out every round: pre-emergent crabgrass control in early spring, broadleaf weed control, grub prevention if needed, and fall nitrogen feedings. K-State’s guide lists May and September through November as fertilizing times for cool-season grasses. Ask how many visits are included, whether there’s a guarantee between visits, and what costs extra, such as grub, fungicide or nutsedge treatments.
Check Kansas pesticide licensing
The Kansas Department of Agriculture requires a pesticide business license before a company advertises or applies pesticides, including herbicides and insecticides, on someone else’s property. For each category the business works in, at least one employee needs a current Kansas commercial applicator certification. Lawn work falls under subcategory 3B, turf pest control.
Uncertified workers may apply pesticides only while a certified applicator or registered pest control technician is physically present. Licensed businesses must also show proof of insurance or a surety bond. Ask for the company’s license details and a certificate of insurance before the first application.
Mowing-only vs. full-service companies
Some Topeka companies mainly mow and edge. Others mainly apply treatments, and some do everything, including irrigation and landscaping. If you split the work between two companies, ask each one how it schedules visits around the other.
Red flags
- A company that sprays weed control but can’t show a Kansas pesticide business license.
- No written list of what each visit or treatment round includes.
- Pressure to sign a long contract before anyone has walked the lawn.
- “Guaranteed results” with no written terms for return visits.
- No local phone number, address or defined Topeka service area.
Bottom line: For lawn care Topeka homeowners can count on season after season, start with Schendel Lawn & Landscape. Then compare GreenTouch, Condray & Young and Topeka Landscape if you want a second quote. Green Boys, Yard Crafters, Topeka’s Affordable Lawn Care and Heritage are worth a call for mowing-focused or smaller residential jobs.
This guide is for general information. Always follow pesticide label directions, and check licensing with the Kansas Department of Agriculture.
Frequently asked questions
What is the best lawn care service in Topeka?
Schendel Lawn & Landscape is our top pick for 2026 among the Topeka companies we researched. It runs its Thrive weed control and fertilization program from a Topeka office on SW 40th Street. If weeds come back between scheduled visits, it returns at no extra cost under its WeedZero guarantee. It also handles mowing, aeration, seeding and sodding, irrigation and snow removal. GreenTouch Lawn & Tree, Condray & Young and Topeka Landscape are other strong local options, depending on whether you mainly want treatments, mowing or a full landscape crew.
What type of grass grows best in Topeka lawns?
K-State Research and Extension calls tall fescue the most commonly used and widely adapted turfgrass in Kansas, and the most heat- and drought-resistant of the cool-season grasses. K-State says Kentucky bluegrass is best adapted to northeast Kansas when the soil is well-drained loam, but it isn’t well suited to shallow, clay or compacted soils. K-State recommends a regional blend of turf-type tall fescue cultivars over the older K-31 pasture type for a higher-quality lawn.
When should I aerate and overseed my lawn in Topeka?
For cool-season grasses like tall fescue and Kentucky bluegrass, K-State’s turfgrass guide lists September as the planting time, so early fall is the main window for overseeding. Core aeration relieves soil compaction, and Topeka companies often pair it with overseeding. Several Topeka companies on this list, including Schendel, Topeka Landscape, Yard Crafters and Green Boys, offer aeration together with overseeding or slice-seeding.
When should cool-season lawns in Kansas be fertilized?
K-State’s Turfgrass Selection guide lists May and September through November as fertilizing times for cool-season grasses. Several Topeka treatment programs split the year into four to six rounds. For example, Condray & Young publishes a six-round schedule that starts with crabgrass preventer in February or March and ends with a slow-release nitrogen round in November or December.
Does a lawn care company need a license to spray weed killer in Kansas?
Yes. Under the Kansas Pesticide Law, a business must hold a pesticide business license from the Kansas Department of Agriculture before it advertises, sells or performs pest control or applies pesticides (herbicides included) on someone else’s property. For each category it works in, at least one employee has to hold a current Kansas commercial applicator certification. Lawn work falls under subcategory 3B, turf pest control. Uncertified staff may apply only while a certified applicator or registered technician is physically present. Before you sign, ask the company for its license and proof of insurance.
How much does lawn care cost in Topeka?
Pricing depends on how much turf you have, what services you want and how often. Most local companies quote after a free estimate. As one published example, Augusta Lawn Care of Topeka lists mowing at $50 to $85 per visit for lawns up to about 12,000 square feet. It lists basic fertilization packages from $360 a year for small yards up to $1,068 a year for its premium large-yard package. Get written quotes from two or three companies and compare what each visit includes.
